Ground 8 (Serious Rent Arrears)
Ground 8 is a mandatory ground for possession under Section 8 of the Housing Act 1988 as amended by the Renters' Rights Act 2025. It applies when a tenant has at least three months' rent arrears (or 13 weeks if paid weekly) at both the date of the Section 8 notice and the date of the court hearing. Being mandatory, the court must grant possession if the ground is proved.
